The 56-acre holding at Avaheen, Dromcolliher, Co Limerick.

New to the market with Galway-based auctioneers O’Donnellan & Joyce is a 56-acre holding in South Limerick.

The property is at Avaheen, just off the R519, west of the Feenagh village, 7km north of Dromcolliher.

The holding is in a busy agricultural area 20km from Charleville and 40km from Limerick City.

According to selling agent Mary Fahy, the property consists of good quality land all in one lot.

“It has direct road access, and the lands are currently ideal for agricultural and grazing purposes,” she said.

The other advantage that the property may hold is the fact that it could be suitable for a one-off housing development.

There are good examples in this regard in the immediate area, and it would be subject to the next owner successfully obtaining planning permission.

For now, though, the agricultural land is the main attraction. There are a number of progressive farmers in the area and these days, all land is in demand — particularly good land with good access.

A tributary of the River Deel forms the southern boundary, and the agents are quoting an attractive and realistic guide price of €420,000 (€7,500/acre).
